Why this is a sample, not a catalogue
Villas of genuine character in Barcelona and its metropolitan ring — Sarrià-Sant Gervasi, Vallvidrera, Sant Cugat, the Castelldefels coast — almost never get listed on portals. Owners selling a house of this kind tend to prefer a discreet process, with few viewings and qualified buyers from first contact. Much of my active portfolio never appears here in detail until there's a direct enquiry.
What I show on this page is exactly what I have available right now — no more, no less. How I run a villa search
Every villa mandate starts the same way: a conversation about what you actually need — not just m² and budget, but how you live, whether you work from home, whether you have children and which school, whether a car is essential or you'd rather rely on public transport. From there I filter both my active portfolio and my off-market network across the areas that fit.
Villa transactions typically take longer than an apartment — plot due diligence, sometimes heritage protection, more personal negotiation with the owner. I stay involved through the whole process: grounded valuation, selective viewings, negotiation and closing, with the same standard I apply to any high-end transaction.

Mainly the upper zone — Sarrià-Sant Gervasi, Pedralbes, Tres Torres — and the Collserola ring: Vallvidrera, Sant Cugat, Les Planes. Also the metropolitan coast, with chalets in Castelldefels and surroundings. Each area has its own character; I can guide you based on what you're after.
With the current portfolio, the range runs from €1.55M (a 509 m² family house with garden and pool) to almost €6M (a protected modernist tower of over 1,150 m²). Newly built contemporary architect villas typically run €1.6–5.5M depending on location and plot.
