I founded AN Real Estate with a clear premise: work exclusively in the high-end segment. I don't take mandates outside that scope, I don't chase volume, and I don't hold more properties than I can represent properly at the same time. That decision has a cost — and it has a result.

Over twelve years I've built a network of qualified buyers — Spanish and international — who call me before checking any portal. A meaningful share of the operations I close never appear publicly. That's not luck: it's the consequence of working well, for a long time, in the same segment.

Why work with me

What sets me apart isn't what I do — it's what I don't do.

I don't take every property.

Some properties don't fit what I do — because of price, location, or seller expectations that don't align with the market. In those cases I say so clearly. I don't take properties to fill the inventory: I take them to sell them well.

I don't list before everything is ready.

The presentation of a high-end property is decisive. Architectural photography, floor plans, an editorial brochure, channel selection — it all gets prepared before the first listing. A property that hits the market without proper presentation loses part of its value from day one, and that value is hard to recover.

I don't share information unnecessarily.

Many sellers in the premium segment value discretion as much as price. Viewings are qualified, information is shared with judgement, and negotiation is handled with reserve. Confidentiality not as a marketing promise, but as a working method.


For international buyers

Buying property in Spain as a non-resident, simplified.

Most of my international clients are families relocating to Barcelona, professionals taking up European postings, or investors building a Mediterranean portfolio. The Spanish buying process is straightforward when you have the right team — and complicated when you don't.

Over one in five visitors to our English site come from outside Spain — primarily the United States, Canada and the Netherlands. I coordinate the full operation in English: legal due diligence with a Spanish-licensed lawyer, NIE application, mortgage if needed (non-residents typically access ~70% LTV), notary signing and post-purchase utilities setup. You only fly in when there's a real property to view and again to sign — everything else is handled remotely.

Note on Golden Visa: the property-linked Golden Visa was discontinued in April 2025. For residency, my clients now use the non-lucrative visa, the digital nomad visa, or work-based routes. I'll connect you with a specialist immigration lawyer if relevant.

What international buyers ask most

Can foreigners buy property in Barcelona?

Yes — Spain places no restrictions on real estate ownership by foreign nationals, EU or non-EU. Non-EU buyers need a NIE (foreigner identification number) which can be obtained at a Spanish consulate or in Spain. The Golden Visa pathway tied to a €500k+ property purchase was discontinued in April 2025; investors now use other residency routes (work, retirement, digital nomad). For most international families relocating to Barcelona, the buying process is straightforward and bank financing is available to non-residents up to ~70% LTV.

What's a realistic budget for luxury property in Barcelona in 2026?

Eixample golden square: €1.4–4M for a 3–4 bedroom renovated apartment. Sant Gervasi-Galvany: entry €1.6M, active segment €2–3M, premium €3.5M+. Pedralbes houses: from €3M for a renovated home with garden. Born: €1.2–2.5M for a renovated apartment in a heritage building. Above €5M you access architect-led penthouses, full-floor apartments and houses with private pool in Sarrià, Pedralbes or seafront.

How much does it cost to buy property in Spain (taxes & fees)?

Budget 11.5–13.5% of purchase price on top of the property cost. Catalonia's ITP (resale Property Transfer Tax) is progressive by tranche, effective June 2025: 10% up to €600k, 11% to €900k, 12% to €1.5M, 13% above. Cumulative, not flat — a €1.5M property effective rate is ≈11% (€165k), €3M is ≈12% (€360k). New-build replaces ITP with 10% VAT plus 1.5% AJD. Notary, land registry, lawyer and gestoría typically add 1–1.5%. Mortgage opening costs (if applicable) ~1%. We provide a transparent line-by-line estimate before offers are made.

Do you have access to off-market properties?

Yes. A meaningful share of the premium segment in Barcelona never reaches the public portals. Discreet sellers — owners of trophy properties, families managing inheritance, institutional sellers — work directly with a small group of agents. Off-market access is built over years of trust, not bought. After 12+ years working exclusively in the high-end segment, I see properties before they reach Idealista or Fotocasa, and many transactions close without ever appearing online.

Which language do you work in?

Spanish, Catalan and English natively in writing and conversation. Working knowledge of French and Italian. I coordinate with multilingual lawyers, gestores and tax advisors so the entire operation can be handled in your language end-to-end.
