Nothing new gets built here: the entire Collserola hillside has been protected as Parc Natural since 1987, and the few existing urban plots sit on non-expandable land. Living in the Tibidabo area

The routine: waking up to views of the Mediterranean and the entire Barcelona skyline. Coffee on your own terrace, not a city terrace. Cycling or hiking the Collserola trails. When needed, 18 minutes by car or 28 by the Funicular FGC down to Sarrià-Pedralbes to reach a Diagonal office.

Schools: most families here send children to upper Sarrià schools — Sant Ignasi Sarrià, American School of Barcelona, Liceo Francés, Aula — or to Sant Cugat (15 minutes by car). Services: local supermarket in Vallvidrera, Mercat de Sarrià 15 minutes away, Hospital Quirón Sarrià. Green: you're inside Parc Natural de Collserola. Transport: FGC Funicular Tibidabo and Vallvidrera, Vallvidrera tunnel (5 minutes to Eixample by car). This is the only area in Barcelona where you genuinely live outside urban noise without moving away from the city centre.

Vallvidrera is the historic village on the sea-facing side, better connected via FGC and tunnel, with spectacular views. Tibidabo proper (the higher altitude toward the amusement park) has larger and more secluded plots but requires a car for everything. Sant Genís and upper Sarrià are the choice for those who want a large plot with real pedestrian connection to the city.
