What commission do you charge?
My fee is contingent on success and agreed in writing before any work begins. It depends on the property, the strategy and the level of confidentiality required. I'd rather discuss it with you in person than publish a number that doesn't apply to your case.
How long does a sale take in Eixample, Sant Gervasi or Pedralbes?
For a well-prepared property at the right price, between four and twelve weeks is realistic. The first month is decisive: most serious offers arrive in that window. If a property lingers longer, the issue is almost always presentation, price or both.
Can I sell without appearing on Idealista or any portal?
Yes. About a third of my work is off-market — properties shown only to qualified buyers in my private network. We agree the protocol from day one: how you appear publicly, who sees what, and under what conditions.
What taxes do I pay when selling? Plusvalía, IRPF…
Plusvalía Municipal (paid to the city, based on the increase in cadastral land value) and IRPF (on the capital gain — typically 19% to 28% depending on the amount). I work alongside specialised tax advisors so you have a clear net-after-tax picture before you decide anything.
Do you work with international buyers?
Daily. A meaningful share of buyers for top-segment Barcelona property come from the United States, France, Mexico, the Middle East and the UK. I handle the multilingual presentation, due diligence and bridge with their advisors, lawyers and banks.
What if I'm just exploring and not ready to sell?
That's the most common starting point — and the most underrated. Knowing what your property is worth today, and to whom, costs you nothing and changes how you think about the future. No commitment, ever.
