Luxury houses in Sarrià, Barcelona.
In Sarrià-Sant Gervasi, houses with their own plot are the exception, not the rule: the district is predominantly apartment buildings, and standalone houses with garden almost always change hands through inheritance or a direct call before ever reaching a portal. What follows isn't a catalogue — it's what's genuinely available right now, from a three-storey family house with a pool to a protected early-20th-century modernist tower.
Why houses in Sarrià-Sant Gervasi almost never reach a portal
Sarrià-Sant Gervasi holds Barcelona's highest concentration of stately apartment buildings — not standalone houses. The plots with a house of their own are a remnant of when Sarrià was an independent municipality (until 1921) and of Sant Gervasi's upper-zone residential expansion in the early 20th century. That inventory doesn't reproduce itself: there's no land left to build new houses with garden in an already-consolidated district.
The result is that real supply, at any given moment, can be counted on one hand. Owners who sell — almost always through succession or a life change, never speculation — prefer a discreet process over street signage. What you see here is exactly what I have available today, with no padding and no promises of inventory that doesn't exist.

Frequently asked questions
The real range today runs from €1.55 M (a 509 m² family house with pool, built in 2007) to €5.98 M (a protected modernist tower of over 1,150 m² in the upper zone). There's no standard entry point because supply is so scarce that every deal is different — it's worth talking directly to find out what's available in a specific range.
Apartments, by a wide margin. The district is predominantly multi-storey buildings; standalone houses with their own plot are a minority concentrated in Tres Torres and upper Sant Gervasi, and turnover is very low.
