Most Barcelona agencies can show you a listing in English. Very few can coordinate the entire purchase — viewings, negotiation, lawyer, notary, bank, NIE — in English, end to end, without you needing to speak Spanish at any point. That's the gap I work in.
I've represented American, British and international buyers in Barcelona since 2012, and — unusually for a Barcelona agency — I also operate directly in Menorca and Miami. For a US or UK buyer comparing a Mediterranean base against a Florida one, that's not a coincidence: it's the same conversation, in the same language, across both markets.
I've guided American executives relocated by their employer, British retirees seeking a Mediterranean base, and international investors comparing Barcelona against Miami — often in the same week. The language is never the hard part of a cross-border purchase; the legal and fiscal coordination is. That's where I focus.

Spanish property law doesn't require you to be a resident, to speak Spanish, or even to travel to Barcelona in person. It does require a specific sequence of steps — done in the right order, a remote purchase is routine; done out of order, it's the most common source of delay.

Do you work with American buyers remotely?
Yes. Video-call viewings, full legal due diligence and signing via power of attorney when the buyer cannot travel to Spain. NIE and Spanish bank account are processed in parallel by my network, so a purchase can complete without the buyer setting foot in Barcelona during the process — many US and UK clients do exactly this.
Do I need to speak Spanish to buy property in Barcelona?
No. I coordinate the entire process in English — viewings, negotiation, the lawyer, the notary appointment and the bank. The purchase deed itself is executed in Spanish by law, but a certified translation and a bilingual lawyer ensure you understand and agree every clause before signing.
Can you help with taxes for non-resident buyers?
I introduce you to cross-border tax lawyers who handle non-resident income tax, Catalonia's progressive ITP on resale purchases (10-13% by tranche, effective since June 2025), and — for US citizens — coordination around FATCA and the US-Spain double-taxation treaty. I don't give tax advice myself; I make sure you're speaking to the right specialist before you commit.
Which areas do international buyers prefer in Barcelona?
Depends on profile. Families often choose Pedralbes or Sarrià-Sant Gervasi for the international schools. Buyers wanting a walkable, cosmopolitan lifestyle lean towards Eixample or El Born. Those prioritising a traditional Catalan residential feel with strong transport links often choose Turó Park. A first conversation about your profile and budget narrows this down quickly.
