The question «what is my house worth?» is not one any portal can answer. The gap between pricing correctly and going to market ten per cent high can cost months and leave a mark that no later reduction quite removes. This guide is written for owners of country estates, villas, town houses and houses with character in Menorca, whether restored or still to be restored.
What moves the value of a singular property in Menorca
The standard factors — floor area, municipality, number of bedrooms — are the starting point, not the argument. What moves the price is the combination of variables that make one house different from the one next door. No algorithm captures that.
The first two are what really separate one estate from a similar one in Menorca. The remaining four weigh in any market.
What a restoration keeps weighs as much as what it changes.
The specific regime of each estate also depends on the Island Territorial Plan and on municipal planning. It is checked estate by estate, never by analogy with the one next door.

Public indices measure listings, not deeds.
In Maó, what is advertised runs 35.5 % above what is finally registered; in Ciutadella, 31 %. Two houses of the same size in the same municipality can be separated by a factor no index records: one holds a tourist licence and the other does not, one sits inside the 500 metres and the other does not, one is ready to move into and the other needs work. Publishing a range by municipality would give a comfortable figure and a wrong one.
The island is not one market: it changes by municipality, by coastal strip and by land regime.
Who a singular estate is sold to
A valuation is only worth as much as the buyer it can reach. In the Balearics, according to the Balearic Islands Housing Observatory, the foreign buyer pays on average almost twice what a resident pays. That figure describes the general market rather than any one band, but it points to something that weighs on all of them: who the property reaches decides the price as much as the house does.
I work Menorca alongside Barcelona and Miami, and every property is published in seven languages. That is not decoration: it is the difference between showing an estate to someone searching from the island and showing it to someone searching from outside.

Valuing today does not commit you to listing tomorrow
