Properties that sell without ever being listed.
"Off-market" means a property is sold without going through Idealista, Fotocasa or any public portal — the deal moves directly between the owner (or their agent) and a specific buyer. It's not a marketing trick: in Barcelona's luxury segment it's a common practice, and for very specific reasons.
An owner selling a €3M apartment in Pedralbes doesn't always want photos of their home circulating on a portal, curious visitors, or the sale price becoming a public reference for neighbourhood valuations. They'd rather have their agent move it directly, among a short list of already-qualified buyers.
Part of my portfolio never gets published — it moves through relationships with owners, developers and architects built since 2012. It's not a catalogue I can show you upfront: discretion is precisely what makes the access valuable.

A simple process, with no public catalogue.
There's no page with photos and prices waiting for you to browse — and that's intentional. Off-market access works the opposite way to a portal: first you tell me what you're looking for, then I write to you if something matches.
Why there's no public listing
Publishing even a "veiled" version of these listings would contradict the very reason the owner chose this route. Discretion only works if it's real — so AN Real Estate's off-market access never has a public URL, doesn't appear on Google and isn't indexed.
Why it matters in Barcelona
The second circuit of the luxury market.
In deals above €1.5-2M in Barcelona, a significant share of the best opportunities never get published on portals — they close directly between agents with an existing relationship. A buyer who only looks at Idealista is, by definition, seeing part of the market: the part owners decided to make public.
For buyers who already know Barcelona well and know what they're looking for, off-market access is often the difference between choosing from what's published and seeing what's actually available.
